Spijker Makelaardij is opgericht in 1996. Wij zijn hét NVM makelaarskantoor in Almere dat gespecialiseerd is in de verkoop, aankoop, en taxatie van woningen. Al onze aandacht gaat hier naar uit. I am writing this to warn others against using this agency. Despite charging high professional fees, we received nothing but unprofessionalism and a complete lack of care once the contract was signed. Incompetence & Errors: The realtor’s effort ended the moment we committed. The listing was sloppy, containing basic errors like mentioning the same room twice. Management Failures: We had a strict timeline, yet the agency refused to publish our listing while the realtor was on vacation—directly contradicting promises that colleagues would cover. Later, when re-listing at a lower price, they failed to update the price in the advertisement, signaling desperation to buyers and destroying our negotiating leverage. Self-Promotion over Service: We caught them adding links to their corporate website within our listing. They tried to gaslight us, claiming this was for "SEO," when it was clearly to drive traffic to their agency at our expense. Disrespect for Property: Since we were abroad, we trusted them with our home. They refused to provide shoe covers, and after we had them delivered, the realtor left dirty, used covers scattered in a pile on the floor (see photo). Despite a trash bin being located right outside the house, he didn't bother to use it or ask visitors to do so. He treated our clean home like a garbage dump. Working Against Our Interests: We were pressured to accept every low-ball offer. If we had followed the realtor's advice, we would have sold the house significantly cheaper. Zero Communication: The agency ignored our specific questions regarding the handover and provided no confirmation or professional courtesy once the deal finally closed. Verdict: If you want an agency that makes tactical mistakes, treats your home like a dump, and prioritizes their own marketing over your sale, hire them. Otherwise, stay far away.

I am writing this to warn anyone considering this agency, and specifically our realtor, Francois. Our experience was a masterclass in unprofessionalism and a total lack of care once the contract was signed. - Effort Ends at the Contract The only time Francois showed any effort was when he was selling his services. Once we signed, he became useless. The listing he created was full of basic errors, such as listing the same room twice. After paying €7,295 in total fees (€6,600 commission plus additional charges for photography and listing placement), a simple proofread should be the absolute bare minimum. - Broken Promises & Management Failures We had a strict timeline, which Francois assured us would be respected, even during his vacation. He explicitly told us his colleagues would take over. This was a lie. Once he left, we discovered the agency had no intention of publishing our listing until his return. We had to insist just to get our house on the market. When it finally went live and failed to perform, he suddenly demanded a price drop—despite originally agreeing with our valuation. - Amateurish Pricing & Self-Promotion We had to constantly monitor their work because of their repeated mistakes. When we finally agreed to re-list at a lower price, they initially failed to update the price in the advertisement. This was a massive error; potential buyers could immediately see that we had tried and failed to sell at a higher price, which signaled desperation and destroyed our negotiating leverage. Furthermore, we caught them adding a link to their corporate website within our listing. When we asked to remove it—as it encouraged buyers to look at other houses instead of ours—Francois tried to gaslight us, claiming this was for "SEO" to help our sale. In reality, he was using our property to drive traffic to his company’s site. He only removed it after a long, exhausting dispute. - Disrespect for Our Property Since we had moved abroad, we trusted Francois to keep the house presentable. He refused to buy shoe covers, so we had them delivered to his office. Look at the attached photo: this is how he left our home. Those are DIRTY, USED covers left in a pile on the floor. Despite there being a trash bin located right outside the house, Francois didn't bother to dispose of them himself, nor did he ask the visitors to do so. He treated our clean, prepared home like a garbage dump. It was a disgusting first impression for any potential buyer. - Working Against Our Interests Francois was actively working against us. He pressured us to accept every low-ball offer we received. If we had followed his advice, we would have sold the house significantly cheaper. Prior to the handover, the agency asked if we would be physically present. We reminded them that we had already moved abroad and asked if they needed anything further from us. They completely ignored our question and never replied. On the day of the transfer, we received zero confirmation that the deal had closed. No professional courtesy, no update, just silence. -Verdict: If you want a realtor who makes basic tactical mistakes, treats your home like a garbage dump, ignores your questions, and tries to sell your property significantly cheaper than its worth, Francois is your man. Otherwise, stay far away.

Wij zijn bij Spijker uitgekomen voor de verkoop van onze woning. Ze namen onwijs snel contact op en twee dagen later zat Eric al bij ons aan tafel om alles door te nemen. Foto's waren snel gemaakt en na 5 dagen stond ons huis al op Funda precies hoe we het voor ogen hadden want we wilden ons huis sn Lees meer…

Wij zijn bij Spijker uitgekomen voor de verkoop van onze woning. Ze namen onwijs snel contact op en twee dagen later zat Eric al bij ons aan tafel om alles door te nemen. Foto's waren snel gemaakt en na 5 dagen stond ons huis al op Funda precies hoe we het voor ogen hadden want we wilden ons huis snel verkopen. De lijnen met Eric en het kantoor zijn kort. Gezien het kantoor uit maar 6 medewerkers bestaat is iedereen op de hoogte. Na twee openhuis momenten is ons huis binnen één week verkocht. Het hele traject hebben we als erg prettig ervaren en we raden Spijker dan zeker aan.

Prima makelaar. Alle afspraken werden keurig nagekomen en ook de backoffice op kantoor levert perfect werk. Alles wordt goed met je gecommuniceerd. Thijs en Eric zijn 4 handen op 1 buik en de onderhandelingen liepen op rolletjes. Binnen 6 dagen was ons huis verkocht voor een zeer goede prijs.
